Managed Districts
The Gardens on Havana Metro District
The Gardens on Havana Metro Districts are governmental entities and political subdivisions of the State of Colorado, designed to serve as perpetual quasi-municipal corporations, each operating with an elected five person Board of Directors. The primary purpose of the Districts is to finance public infrastructure required by the development and to provide an on-going governmental structure for the operation and maintenance of improvements and facilities that are retained by the Districts. The Districts receives funding from two sources; a property tax mill levy assessed on properties located within the Districts' boundaries and, pursuant to a recorded covenant, a public improvement fee (PIF) which is collected by all retailers within the Districts' boundaries on the sale of goods or services by such retailer and which is measured by the sales price of such goods and services. The PIF at The Gardens on Havana Metro District is .5%.
